How long a tank water heater lasts
As a general range, tank water heaters commonly last around 8 to 12 years. We say that as a range, not a promise — some go longer, some quit sooner, and a lot depends on the water, the usage, and how the unit's been maintained.
Once a tank is in that range and starts acting up, it's usually time to weigh repair against replacement rather than keep putting money into a unit that's near the end. A leak at the base, in particular, often means the tank itself has corroded through, and that points toward replacement.
We'll tell you honestly where your unit stands and what each option costs so you can plan instead of react.
The T&P relief valve — don't ignore it
Every tank water heater has a temperature-and-pressure (T&P) relief valve. It's a safety valve that opens if the pressure or temperature inside the tank gets too high. If that valve is dripping, weeping, or hasn't been checked in years, it needs attention right away. A relief valve that won't open when it should — or one that won't stop dripping — is a safety issue, not a small leak to live with. Call us and we'll take a look.
Tankless water heaters
A tankless water heater heats water on demand instead of storing it in a tank. When you turn on the hot tap, cold water runs through a heat exchanger and gets heated right then — so there's no tank to run out of and no tank sitting idle keeping water warm.
The upside is endless hot water and no standby heat loss. The trade-offs are real, though: tankless units cost more up front, they may need a larger gas line or electrical change, and a single unit can only heat so much water at once. If two people shower while the dishwasher runs, flow can drop. Whether one makes sense depends on your home, your hot-water habits, and your budget.
We repair and install both tank and tankless water heaters. If you're curious whether tankless fits your home, call and talk it through — we'll give you an honest read instead of a sales pitch.
Signs your tank is ready to be replaced
A tank water heater rarely fails without warning. The clearest sign is water leaking from the tank itself — once the steel corrodes through, the tank is done and it's time to replace, not repair. A leak at the base that you can't trace to a fitting or a valve usually points here.
Other signs a tank is near the end: hot water that runs out faster than it used to, rusty or discolored hot water, rumbling or popping from sediment in the bottom, and a unit that's in or past the general 8-to-12-year range. A few of these together on an older tank usually means it's time to talk replacement.
We'll tell you honestly whether yours is a repair or a replace and give you a price for each before any work starts.
Repair or replace — what to think about
The question comes down to what's wrong, how old the tank is, and what repair would cost against what replacement would cost. A failing thermocouple on a six-year-old tank is one thing. A leaking tank on a twelve-year-old unit is another.
We lay both options out with a price for each. You're not pushed one way, and you're not talked into a replacement you don't need. You decide with the facts in front of you.
